I can certainly set the home inspection up for you, but it is your choice who we use. You can be there for the home inspection or you can just get the report when he sends it that evening. This will be our second negotiation process, where we will look over the inspection report, and choose what necessary items we would like the seller to fix before closing. Good companies that I have used before are:

You only have one chance for a good first impression. Many will pass on your listing if the price is too high, if it does not have good curb appeal, or if it is too cluttered. I would have a market analysis done, so we make sure the pricing is just right. We will check out what the competition is priced at-similar square foot house, in same area, same age, and condition and make sure your house stands out. I would concentrate on the home exterior, making sure lawn is cut, landscape is well groomed, and inviting front entrance. A fresh coat of paint on door, and fresh flowers with welcome mat goes a long way. When you walk in, make sure they do not see "your house". Your pictures, your collections, etc. They have to feel as if it is "their" house. I normally tell people to go ahead and start boxing up 1/2 what is normally in the house. You can store in boxes in the garage or storage unit, and be ahead of the packing process! If you take away the clutter, the home appears larger. They can visualize their items in the house easier. A fresh coat of paint on the walls is great, make it neutral- gray, beige, greige and white trim.
Fix anything that you know is not working-leaking faucets, outlets not working, leaks of any kind. Those will show up on inspection report and it is better to take care of that before you start showing.
If windows or flooring is aged, it may be worth it to replace those or be prepared to give an allowance for that expense. Many are looking for move-in ready homes so there is an advantage to having new paint, floors, and windows done, and it will make the house sell faster, and at a higher price point.

We will set the closing date that is good for you when we make the offer. We will also choose the title company you want to work with. Once contract is final, I will send everything over to title company and get them started. Sometimes the closing date may change for one reason or another, and I will change that. Once we get the "clear to close", I will confirm the time with all parties. I will keep you posted, and will meet you at closing to see you through it.
